Seven Tower Bridge Delivers Premier Philadelphia-Region Office Tower Centered on Performance, Wellness, and Flexibility

Located in the “Best Philadelphia Suburb for Young Professionals,” Seven Tower Bridge in Conshohocken is the region’s only Class A office tower completed since the pandemic began.

CONSHOHOCKEN, Pa.–(BUSINESS WIRE)–Leading global private markets firm, Partners Group, and co-developers American Real Estate Partners (AREP) and Oliver Tyrone Pulver Corporation (OTP), have completed construction of the only new Class A office tower to deliver in the Philadelphia region since the start of the COVID-19 pandemic. Focused on wellness, productivity, innovation and quality, Seven Tower Bridge encompasses 260,000 square feet in an extraordinary Schuylkill riverfront location that transforms the post-pandemic workplace with flexible, healthy, and inspiring design.

“As America reimagines its office life, Seven Tower Bridge reinvents how the corporate workplace can drive performance and support wellness, innovation and inspiration,” said Doug Fleit, Principal and CEO of AREP. “With best-in-class amenities and a stunning central location, this premier office destination affirms AREP’s pillars of accessibility, experiential environments and quality, beckoning the most successful companies to a workplace experience like no other.”

Matt Bosquez, Lead Asset Manager, Private Real Estate, Partners Group, said: “The riverside location of Seven Tower Bridge is unique and inspiring, and the project itself is a true transformation of the waterfront in Conshohocken. The seamless access to the outdoors and public transportation make this a place that truly represents the modern office environment.”

The Seven Tower Bridge development partnership successfully managed the building’s construction throughout the pandemic, enabling it to deliver not only a new trophy office property, but also provide all the elements of a healthy, flexible post-Covid workplace. With its completion, the building is on track to receive the WELL Health-Safety Rating, as well as LEED Silver and Fitwel certifications. The design incorporates key factors identified by the World Green Building Council and extensive scientific research that support health, satisfaction, and productivity—maximum natural light, scenic views, green space/biophilia, fresh air, walkable amenities, and effective climate control. The building also satisfies post-pandemic priorities by offering large, column-free floorplates supporting the design of flexible office spaces, and features spacious, Wi-Fi enabled indoor and outdoor common areas to facilitate socialization and collaboration in the new hybrid work environment.

“When we signed the lease in 2019, we knew this was the optimal choice for our new headquarters, based on its central location and accessibility, impressive amenities, and state-of-the-art quality,” said Atul Varma, CFO of Hamilton Lane, the global private markets investment firm that is the building’s anchor tenant. “Hamilton Lane is committed to doing good for the environment and this building is an example of how we have actioned commitment to reality. Our employees are excited to return to the workplace in a beautiful and flexible new space, with a walkable neighborhood and riverfront views.” Indeed, Hamilton Lane’s new offices, encompassing 130,000 SF on the top five floors of the 14-story office tower, represent the best new office space in the region.

Seven Tower Bridge is distinguished by its striking architectural design by Skidmore, Owings & Merrill (SOM), including nine-foot windows on office floors and a two-story formal lobby surrounded by glass walls and white Texas Shell limestone. Tenants also enjoy large conference and fitness centers, river view collaboration spaces, an outdoor patio and terrace, and four parking levels that lift the offices 40 feet above grade to provide expansive views from even the first office floor. Just outside the doors are the 40-mile Schuylkill River bike trail, riverfront walking paths, 40+ boutique dining destinations, and the new SEPTA regional rail station serving Center City. Seven Tower Bridge is also among the select buildings to achieve WiredScore Gold certification for future-ready, best-in-class, secure Internet connectivity and infrastructure.

“Seven Tower Bridge is a world class office tower where employees want to come to work and will perform their best,” said Donald Pulver, President of OTP. “The building combines the three elements that attract and inspire top talent: the most accessible location, extensive amenities, and sophisticated, urban-quality design. This environment dramatically improves the recruitment, retention, and energy of star performers – the return on investment to tenants is staggering.”

Conshohocken has been rated the “Best Philadelphia Suburb for Young Professionals” by Niche.com, based on its housing options, walkable restaurants, bars, coffee shops, parks, and top schools. Located just 15 miles from Center City at the intersection of I‐76 and I‐476, Seven Tower Bridge is a magnet for regional employers seeking centrally located headquarters with direct highway and rail access to a massive professional talent pool. Conshohocken’s gateway location also puts corporate leadership within easy reach of Philadelphia Main Line and Center City decision makers, and other major Northeast and Mid-Atlantic employment and commerce centers.
